PJ Trade Centre is a Grade A office development nestled at the entrance of Damansara Perdana. It is the maiden project by Tujuan Gemilang Sdn Bhd (TGSB). The development concept is based on Malaysian context of heat, humidity, materials and construction practices, and inspired by weaving of “songket”, “batik” and “tenun”. This building is located in between Point 92, Perdana Emerald, Neo Damansara and Metropolitan Square.
The design of PJ Trade Centre features plenty of natural light, cross-ventilation, energy efficiency and eco-friendliness. Its eco-friendly features can be evidenced by The Plaza, a 2.5-acre lushly landscaped garden with tall trees, as well as the 12 Sky Terrace units with wall creepers and hanging vines. There are 1,860 parking bays provided in the entire development with four ingress/egress points. The security features include CCTV and guards at the car park and main areas. In addition, all offices are broadband-enabled with fibre-optic backbone.
PJ Trade Centre is located on a 5.4-acre parcel of land in Damansara Perdana enclave. It comprises of a 21-storey tower, four 20-storey towers and a 2-storey annex building. There are 1 to 4 units per floor, and each unit has its own pantry and washroom. The annex building, also known as the Health Club, has a rooftop swimming pool, gymnasium and spa.
In terms of accessibility, PJ Trade Centre is easily accessible form Penchala Link and Damansara-Puchong Expressway (LDP). Besides that, it is just mere minutes away from accesses to SPRINT Highway and Middle Ring Road 2 (MRR2). In addition, the developer plans to provide a shuttle bus service from Kelana Jaya LRT to PJ Trade Centre.

Analysis
Towers A, C and D of PJ Trade Centre have been sold en bloc. Tower A was purchased by MKN Holdings, which is named Menara Mustapha Kamal. The building will be used as the new Emkay Group’s headquarters, and remaining units will be rented out. While Tower C and D were purchased by the Inland Revenue Board (LHDN) and Perak-based manufacturer and developer, Taiko Group respectively.
Tujuan Gemilang is a new name in the property development industry. It is led by its executive chairman Ahmad Khalif Mustapha Kamal, son of Tan Sri Mustapha Kamal, the front man of MK Land and EMKAY Group; and also its executive director, Peter Chan. With veteran names behind company, there is no doubt that this massive development will be successful.
Traffic around the area is quite unpleasant at the moment. There are only 2 roads available to access PJ Trade Centre, as well as others within Damansara Perdana enclave. With several more developments to be completed in the enclave soon, the traffic congestion seems to get worse.
