Analysis

The developer of D’Mayang, Bolton, was previously owned by Danaharta Nasional, which later in 2005, the Lim family became Bolton’s majority shareholder. Under the stewardship of Datuk Mohamed Azman Yahya, the company have disposed several properties including D’Mayang in order to finance its latest developments, as well as to focus purely on property development. The company latest property developments are D’Mayang in KLCC enclave; Tijani 2 North at Kenny Hills; The Surin in Penang; and Bolton Court (Sixceylon) in Kuala Lumpur.

There are several apartments nestled in the same enclave, including The Meritz, K Residence, Mayang Court, Hampshire Residences, and currently under development Panorama. There is also a proposed 30-storey apartment located next to D’Mayang as well. With all residential cramped in the small enclave, finding a tenant would be very tough as competition is very stiff.

Views available at D’Mayang are very limited, as the apartment is surrounded by high-rise apartments and office towers. The best view is south-west that offers KL city skyline, including KLCC and KL Tower (but views are quite limited because of Avenue K and K Residence).

Traffic around the area is bad at most times. You will get stuck in the jam during peak hours along Jalan Yap Kwan Seng and Jalan Tun Razak. Jalan Ampang is quite busy at most times. But, you will not have much problem if you are working in the city, as you can commute via LRT or by foot.

The surrounding area of D’Mayang might not be very suitable for family living actually. There is no international school located nearby as the nearest ones are located in Ampang Hilir – about 20 minutes away from D’Mayang. But if you have kids, it is always nice to walk them to KLCC Park to enjoy quality family time.
