Analysis

Mammoth Empire Development is the developer for both The Ara and The Loft. It is a small time developer, who has been active in Seremban but this is their first foray into high end. It is currently engaged with Empire Subang, a bigger scale mixed-commercial development.

The Ara features a unique linked bungalow concept, where each unit comes with a private lift, garden and swimming pool. The developer put in very good quality finishes, and designer kitchen with appliances. Furthermore, there is a Jacuzzi in master bedroom.

Residing in Bangsar, one has to bear with the traffic congestion issue. The traffic jam is almost every corner within Bangsar vicinity from main road of Jalan Bangsar and Jalan Maarof, to internal roads including Jalan Ara, Jalan Cenderai and Jalan Bukit Pantai which are massively crowded with vehicles during peak hours.

The Ara in Bangsar would probably top all other designer homes available in the whole Klang Valley. There are only few couture homes concept being built in the country, thus there are only few competitors for The Ara.

In terms of investment, even though The Ara is very pricey, it is still a good investment. The price appreciated very well over the years, but not as well as its brother The Loft, which sees at least 70% to 80% appreciation from initial launch price. But, you can expect relatively good and steady appreciation, as couture homes are rare in Malaysia, let alone Bangsar.
