Analysis
MK Land Holdings is among the big names in property development. Besides Damansara Perdana, the company is also responsible for other township developments including Damansara Damai and Taman Bunga Raya. It also ventures in resort management and development via Bukit Merah Laketown Resort. Among its completed developments are Armanee Terrace I, Perdana Emerald, Lembah Beriah, The Place and Emerald Plaza.
From the unit at Perdana Exclusive, one can enjoy tranquil view of the hills across Damansara Perdana or magnificent view of Damansara and Taman Tun Dr Ismail cityscape. It is a breathtaking view as the views are not obstructed by any taller building as the condominium is nestled on the hill. Besides that, air is breezy which one can live without turning on the air-conditioner and feel cool.
Unfortunately, the maintenance of Perdana Exclusive is quite bad. One can find quite a number of vandalism in the compound. For example, you can see loads of eye soaring “artworks” in the lifts. The exterior paint is already fading out. Besides that, security here is just average. One can easily ask the guard permission to get into the compound and use the lift by just providing your name and short details without checking your ID card. Loads of residents also complained about the lift service as the lift is regularly jammed at around once a month.
In addition, the small unit looks crammed, as it consists of 2 rooms, living room, kitchen and balcony. Each space is very small and not much furniture can be placed. This is one of the reasons why people prefer Ritze Perdana 1 studio units than Perdana Exclusive.
Illegal parking is among the main issues here. It can be evidenced by passing by Perdana Exclusive in the evening, which one can foresee rows of cars parked illegally on the roadside. While in the morning, we can see traffic police issues summon towards these cars.
Furthermore, as Perdana Exclusive is located next to Perdana Business Centre and above Tropics Shopping Centre, the area looks busy and hectic. There are too many people and vehicles buzzing around the area which also caused noise and dusty air.
Even though it has the name of exclusive, most of the residents claimed that they do not feel such exclusivity. Maybe this is one of the reasons the price is stagnant at around RM250 psf for quite a few years now.
