Analysis

Mont Kiara Pines is among the pioneer of Mont Kiara’s luxurious livings. Even though it is among the oldest pads in Mont Kiara, this does not mean that Pines is one of the bad condominiums in the area. In fact, it is still a good place to stay and keep its tenants, even for another decade from now.

Taking advantage of its age, residents of Mont Kiara Pines decided to use the sinking fund to upgrade and enhance facilities and features after the management power was transferred to the residents. The renovation cost was close to RM4 millions and the works started in June 2006.

These upgrades include extension of its three lobbies, replacing the floor tiles with granite and timber, fresh coat of paint to all towers including roofs, major upgrade to entrance and guardhouse area, cascading waterfalls, green putting (miniature golf), landscaping, parks, pavements, stone cladding on columns, art galleries in all three towers, change of street lights, replacing street lights, adding and replacing park and street furniture, changing amenity halls floor, and adding of louvers at swimming pool area.

All the renovation and upgrading works were completed in 2008. These upgrades and renovation works definitely improved the residents living experience. No wonder all the owners and investors of Mont Kiara Pines were smiling since then.

Before jumping into investing or renting a unit, perhaps one should investigate about the plot next to Mont Kiara Pines. It will likely be developed in the future. But up to date, no plans of development have been proposed. If the development begins, the construction works might affect Aspen tower the most, being next to the plot.

In terms of price movements of Mont Kiara Pines over the years, the movements recorded are really interesting. The price for 1,268 sf was recorded at about RM361,000 in 2003; RM384,750 in 2004; RM389,500 in 2005; RM380,000 in 2006; RM369,000 in 2007; RM447,000 and RM550,000 in 2009.

Generally, the price of Mont Kiara Pines escalated gradually and depreciated in 2006 and 2007, due to the major renovation works done within the compound. Then, the price flew high in 2008 and 2009 soon after the renovation works completed.

If you are thinking to live in Mont Kiara but your wallet is not thick enough, Mont Kiara Pines is your solution. The price is affordable. It is also good for rental as well, as it recorded 9% of rental yield. Even though it is very old, the renovation work has made it look like it was just completed in several years. The price can still escalate in the future, but most definitely not as much as the past 2 years records.

There are plenty of competitions around the area that offers modern and exclusive features. These new residential would be much preferred by potential tenants and buyers to get the fresh feel. Also, due to the economic downfall, the price seemed incapable to fly high again. So, if you are looking to invest in Mont Kiara Pines, make sure you analyze these new competitors first because there is still a gap between new and newly renovated.
