Analysis
UOA Group is founded and listed on the Australian Stock Exchange (ASX) in 1987. It ventures in property development, construction, property, investment and property management. It has developed plenty of residential and commercial properties in several locations in the country including Taman UOG, Cheras, Mont Kiara, Bangsar, Kepong, Setapak and Happy Garden. Among the latest developments by the company are 1 Desa Residence, Desa Bangsar Ria, Wisma UOA Damansara II, Plaza Menjalara, Villa Yarl, and Halimahton.
The developer, UOA Group, claimed that about 40% of the units sold before the official launch in November 2007, which 10% of the buyers are Singaporean. The developer offered 20:80 financing scheme to buyers and 5% discount for bumiputera buyers.
Menara UOA Bangsar was just completed, and most people are rather impressed with the whole development and the finishing delivered. It has numerous exclusive features and 4-meter high volume ceiling. They really think that it is truly a “Grade A” office suite.
There is a small Muslim cemetery located on the south east of Menara UOA Bangsar, right across Bangsar LRT station, on the roadside of Jalan Bangsar. It is viewable from high floors that facing Bangsar LRT station and Brickfields. This is a bit turn-off for potential buyers and tenants towards units that facing it.
The roads surrounding the area are quite congested at most of the times and get worse during peak hours. Jalan Bangsar and Jalan Maarof are the worst congested roads within the area. Even though the congestion is bad, you still have several highway alternatives for smoother and faster journey.
Menara UOA Bangsar is a worthy investment. There is no doubt that the price will escalate further and pass Plaza Sentral price tag due to its exclusivity as well as newness factor.
