La Thea Residences is a leasehold, mid-cost development located in Puchong, Selangor. The development is located in an enclaved named 16 Sierra, opposite of D’Alpinia. The developers are Lush Development, which is a subsidiary of IOI Group. The development is expected to be completed in June of 2016.

It is noted that only type C comes with a balcony.
La Thea Residences was designed with contemporary architecture, incorporating both vertical and horizontal fins to screen sunlight from living spaces in order to create a cooler environment, which is very much welcome in humid Malaysia. Apart from offering function, these “fins” also offer form as it serves as a three-dimensional architectural design giving its distinct facade.
In La Thea Residences, which is located in 16 Sierra, the centerpiece of this area is the 17 interconnected themed gardens. Three floors located in the basement would be allocated to parking space, and each unit would be allocated a minimum of two parking spaces. La Thea Residences comes with many amenities, including a lap pool, yoga deck, function rooms, an interactive playground, gymnasium and tennis courts.
La Thea Residences is located near to the Seri Kembangan Giant Hypermarket, Equine AEON Shopping Centre, Alamanda Putrajaya Shopping Centre and the upcoming IOI City Mall, due to be launched before the end of 2014. From the condominium, there are numerous educational institutions in the area including Rafflesia International school, Alice Smith Secondary, Lim Kok Wing University, UPM and UNITEN.
La Thea Residences is linked by several highway networks from Puchong and Cyberjaya via LDP, Putrajaya and Kajang via the South Klang Valley Expressway (SKVE) and Kuala Lumpur via the Maju Expressway (MEX). La Thea Residences is also close-by Mutiara Indah , Urbana , and Millennia City Puchong .

Analysis
Sales for tower A was lukewarm at best, and tower B was downright slow. Purchasers are worrying about the many developments in the area, which would cause stunted growth in the terms of capital appreciation. Also, the developers are also including the parking spaces when calculating maintenance costs in terms of psf, which is something to note when purchasing the property. Another interesting thing to note is that there is a mosque directly opposite the site of the condominium and adjacent to a private school.
However, potential for appreciation is there as well, as there is an upcoming IOI City Mall which is by the same developer, IOI Group. Maju Expressway (MEX) would also have an interchange at Seri Kembangan. A Serdang – Kinrara – Putrajaya Expressway (SKIP) is also being proposed which, if realized, would greatly increase the connectivity of this development. As it stands, the South Klang Valley Expressway (SKVE) is clear most of the time, and bearable during peak hours. It also offers direct connectivity to the area of 16 Sierra.
