Kiara Designer Suites is located just next to Casa Kiara I and opposite Laman Suria. This development towers 29-floor on 3 acres of prime, freehold land with a total of 324 beautiful suites and additional 14 Cabana suites lined up on its recreational deck level. Not bad really, especially with the stylish architectural design and modern landscape.
The developer for Kiara Designer Suites is Sunrise. That is a plus as this developer does have good credentials with commendable quality of finishes, workmanship, reputation and track record. Not that it is superbly designed but it is not too shabby either. For the price tag, it tallies quite well.
The landscape is almost non-existent with the small plot of land given, but with the commercial podium located just in front of the condominium tower, the convenience part will get much better. Sunrise has track record of being able to bring capital appreciation upon completion up to 35%, and continue to bring in at least twice more years after.

Analysis
The units at Kiara Designer Suites ranges from 1,088 to 1,428 sf with about RM400 to RM450 psf, not too bad for designer suites. Some units are kicking in for RM500 to RM600 psf, perhaps thinking that it is OK to ask for such pricing as this development is smacked in an area a drive away from Mont Kiara.
What people don’t realize is that there are many new luxury condominiums lining up in Mont Kiara, such as 10 Mont Kiara, 11 Mont Kiara, Mont Kiara Danai, Mont Kiara Aman, Kiaraville, Seni, and Tiffani Kiara. Come to think of it, it is a land crowded by luxury condominiums that gets you thinking – if you can’t beat them, join them (if you can).
The rooms at Kiara Designer Suites are quite small, with kitchen that is so tight you might not be able to cook around it. There is hardly any space for laundry in the yard as well. However, only the units below 1,500 sf face these problems. Facilities there are basic but enough for residents who don’t need any fancy, overdone amenities. Overall, Kiara Designer Suites is a potential development with sufficient “balance” of clean, modern sophistication and natural landscape – reasonable price to go with it too.
The biggest downside of Kiara Designer Suites is still Segambut Dalam. Driving towards Mont Kiara from Jalan Kiara 3 make one feel like one is way out of the prestige Mont Kiara, especially with all the squatters lining up extremely close along the roadside.
Though rental may reach up to RM3,000 per month, it is not wise to go more than RM500 psf. However, there are upcoming high-end developments on their way along Jalan Kiara 3 with asking price about RM700 psf, so that makes it quite reasonable to invest in Kiara Designer Suites.
