Analysis
Hijauan Kiara is developed by the “Condo King” and founder of Sunrise, Dato’ Alan Tong Kok Mau together with his son, NK Tong via their development company, Bukit Kiara Properties. The company aims to target niche luxury market in the same stomping ground. This is the second project by the company after Aman Kiara, which is just across the road of Hijauan Kiara. It is located on one of the lowest vantage points in the whole of Mont Kiara. It is also located near the SPRINT elevated highway, which residents may hear traffic noise occasionally. Other than that, Hijauan Kiara is probably the most beautiful condominium in Mont Kiara.
Not long after handing over, there was an accident whereby a gas leakage caused major explosion in one of the apartments. The maid that was affected was sent to the hospital, and died subsequently. Upon further investigation, it was found that the accident was due to human error rather than building design flaw. Furthermore, it is located nearby TNB high tension wires, which could be a turn-off for certain investors. However, the site has been declared safe by the relevant Malaysian governing body in regards to the radiation with a safety report issued.
Investment wise, for the price tag, it can only be afforded by expatriates and high net worth individuals. In the long-term, perhaps the market value will hike as this property is well demanded by exclusive expatriates, thus benefits its investor.
