Analysis
One of the worries of Hartamas Regency residents is the traffic congestion in the area near future. With Hartamas Regency 2 comprising of 210 units next door, and other neighbors including Duta Tropika and Duta Nusantara, the road seems to be crowded with cars every peak hours. Adding to that, with a lot more of new development in the area including The Icon, this problem will definitely get worse.
With more new developments in the area, the air will be much more polluted and dusty. Besides air pollution, these construction works would definitely create noise and irritate the residents nearby.
Aside of air and noise pollution from construction works, it is also near to high tension cables that distract residents view from the greenery and Kuala Lumpur city. Not only that, these cables might be hazardous to the residents living nearby due to radiation produced.
Additionally, its developer, PJ Development have quite bad property management record from its previous developments that include Endah Puri condominium. But,some residents claimed that the management is doing pretty good job for Hartamas Regency for the mean time.
Adding to traffic congestion, there are problems with car parks as well. As most residents have more than a car, aside of covered car parks provided which consist of 2 lots for standard unit and 3 lots for penthouse; others have to park their car on the roadsides. But the illegal roadside parking problem is not as bad as other condominiums in Mont Kiara.
There are loads comments made about its color scheme which is quite bad. Despite of the developer has made Balinese-style approached towards it, the color seems to be out-dated, just like apartments back in 1990s when the resort-style is a big hit. The color scheme is not synchronized with Sri Hartamas image being a high-end residential area.
In term of investment, the price and its rental does not appreciate as much as other condominiums in Mont Kiara, as it is not as popular among expatriates because of its location, which is quite far from the international schools. Most says that its market price is overpriced because of its postcode. Adding to that, there are loads of new developments on-going which give more options for potential buyers to own a piece of Sri Hartamas property.
