Analysis
Bangsar Peak is another latest addition to Beneton Properties’ high-end residential property portfolio after Suria Stonor and 2 Hampshire. Its first high-end property in KLCC, Stonor Park, is the winner of FIABCI Malaysia Property Awards 2007 for Residential (High Rise) Building of the Year category.
Most claimed that Bangsar Peak was never launched, as it was taken out very fast by exclusive individuals including expatriates. Up until end of 2006, there are only 3 units left for grab even before the project commenced construction works in mid-2007. As for its launched price, it is quite reasonable as it was priced about RM590 psf on average comparing to One Menerung which priced at RM650 psf on average.
The main issue residing in Bangsar would be its traffic congestion. All roads including Jalan Ara and Jalan Maarof are crowded with vehicles commuting to work during peak hours in the morning and evening. There is no chance to escape this problem during both times. But at least, you still have to suffer least distance from the city center.
In Bangsar, expatriates and locals prefer BRDB’s properties than any other developers’ properties, as BRDB is proven to deliver high quality workmanship as well as maintenance. But properties by BRDB charge about RM0.40 to RM0.50 psf for maintenance fee, one would find other properties such as Bangsar Peak much more appealing.
Even Bangsar Peak has yet to be completed, most think that the price will rise significantly once it is completed. But in terms of rental, most expatriates would bias to One Menerung as it is much nearer to the expatriates area. Thus, One Menerung will drive better potential expatriate tenants than Bangsar Peak. But, considering that there are only 39 units available for Bangsar Peak, and also cheaper than One Menerung, investors would definitely enjoy significant rental yield as well.
