Analysis

CB Land is a wholly owned subsidiary of Crest Builder Holdings, the developer of the highly successful 3 Two Square in PJ. Established in 1983, the developer has achieved many milestones with the most prominent of them being the Malaysian Construction Industry Awards in 2006, the DOSH 100% Accident Free Award in 2007 and the World Quality Commitment Gold International Gold Star Award in 2008.

The developer has been delving deeper into the residential property market with their latest projects being Alam Idaman, Alam Prima and Tierra Crest all located in strategic areas. With all their properties being centrally located, traffic congestion cannot be avoided during peak hours before and after work when heading into the city. However residents of Alam Idaman will find that they are located comfortably out of the congested area and if they work close to home with no need to travel on the Federal Highway during rush hour, they will have a comfortable drive to and fro home.

Most of the newly moved in residents of Alam Idaman are quite satisfied with their purchases, however there have been complaints that the security is rather lax after one of the resident’s own constructors lost his driving license as the security team “returned’ it to somebody else. A word of caution to other residents who look to renovating their homes as well, as there has been a case where the management insisted that the resident’s personal constructor clean up the debris of construction that did not belong to the resident even though the resident had proof to show that it did not belong to him.

There have also been complaints where residents are facing delays in refund of their renovation deposit cheques and lack of response from the developer’s management office where residents face incompetent staff who appear to have no idea on what is going on.

As an investment Alam Idaman has a lot of potential for growth due to its strategic location and high market demand. It also holds much appeal as a permanent home as it is conveniently close to everything and raising a family here would be ideal as well.
