Analysis
All units at Adiva come with two car parking space compared to other types of development. However, due to the narrow space that could hardly fit in two sedan cars like Camry or Accord, this is certainly a drawback as the parking space could not be fully utilized. Apart from that, potential property buyers should also take note that Adiva adopts the western “gateless” concept, whereby there is no main gate and fence to separate each unit. This concept may be special but bear in mind that it is a rather new concept for the local property market.
Thus, Adiva might not appeal to certain groups of property buyers, as some of them believe that their children’s safety would be a concern. Perhaps, the local property market still needs some time to digest the new concept of “gateless”. Furthermore, this concept would also be dangerous for families with small kids as the little ones could easily run out onto the road if not placed under watchful eyes of adults.
It is undeniable that Adiva portrays the high-class image of the resort style lifestyle of an affluent group. However, as many of the residents hang or dry their clothes outside at their car porch, this has certainly flawed the posh image of this residential area. Due to limited parking space for each unit, there is also high possibility of cars belonging to the property owners being parked along the roadside. Even though there is a special car park area built within the Desa ParkCity township, many reckon that there won’t be adequate parking space once the other properties are completed and fully occupied.
Adiva may be located within a wonderfully landscaped resort style residential development, which currently has a comfortable density status. But many have expected the whole area to become congested in a few years time. Even though Desa ParkCity is a well-planned development, many potential property buyers are still worried that this place would be densely populated in the next few years. This is because the developer had earlier claimed that there will be about 7,278 residences in total comprising of 4,500 high-rise condominium units, while the remaining are landed houses in the next few years.
Before Adiva was launched, many people had doubted the appeal of this resort style development, as they believed that there would be massive traffic jam at the U-turn area along LDP and also the need to pay RM1.60 of toll charges in order to get to Damansara. However, when this development was completed, the negative perceptions eventually went off, as the beauty of Adiva has left most property buyers speechless. This has left a significant effect on the property prices within Desa ParkCity, as the prices of most properties have sky-rocketed to an unbelievable level. However, to some other property buyers, many still feel that Adiva is overpriced for a terrace house or an apartment.
Investment wise, many reckoned that it is a little too late to benefit on capital appreciation from a new investment at this place. From the time the property was launched until the vacant possession period, many property investors have bought and sold their units and have cashed out big profits. With the current escalating subsale prices, it may not be the right time to target on Adiva. However, Adiva may appeal to those who are interested in generating rental returns. Adiva is also considered one of the best landed house developments in Desa Parkcity.
