The entire area was built in the late 1990’s by Phileo Promenade Sdn Bhd. Menara TM Asia Life was initially Asia Life (M). Tokio Marine Life (M)‘s presence in Malaysia was the result of a strategic alliance between Tokio Marine & Nichido Fire Insurance Co and Asia General Holdings (Asia Life’s parent company) in March of 2007.

Analysis

Menara Tokio Marine is just less than 1km away from the Ampang Shopping Centre which is also a RapidKL (Ampang Park) stop. Also within walking distance, is the RapidKL KLCC station just 7 minutes away. With such amenities, tenancy in Menara Tokio Marine is always full as it offers one of the lowest rental rates around the KLCC area. Traffic however can be challenging as the area also leads to condominiums at Hampshire Place and Menara Avenue.

The narrow road along Persiaran Hampshire is always littered with cars parked along the side of the road making it difficult for vehicles to go in and out of the area. Needless to say, due to rapid development and the high volume of workers, there is insufficient parking space within the office building. There is an open-air carpark nearby but it is across the main road of Jalan Tun Razak.

Menara Tokio Marine is sandwiched between the both residential and commercial blocks of Megan Avenue 1 & Megan Avenue 2. But the office tower itself sports a frontage that can be seen from the Ampang Elevated highway. The building itself offers many amenities and is aesthetically pleasing. Due to its long history of owners, the building has been known with many alternative names as it changed hands.

Menara Tokio Marine is pretty easy getting to the building, although if you are coming from PJ or you are on the other side of Jalan Tun Razak, you need to make a U-turn at the intersection of Jalan Ampang to get back to the correct side of Menara TM. The Ampang Elevated highway runs parallel to the building and will connect commuters to Jalan Sultan Ismail and into the Jalan Ampang area. KLCC shopping centre is just 7 minutes drive away along with 5 star hotels, F&B outlets and more.
