Analysis
Goldhill Group is a Singapore-based developer company that was established since 1963. There are over 3 million square feet of commercial and retail properties, and over 1,000 residential units developed by Goldhill in its home-based country, Malaysia and Australia. It was also rewarded the 1999 FIABXI award for Commercial Development for Wisma Goldhill.
Bintang Goldhill was launched back then in 2006. Then, there was a re-launched in May 2008, as there were still vacant units, which was reportedly about 10% left. These leftover units were open for sale and rental. Prices were quoted from RM828 psf. Each unit offered came with air-conditioners for living, dining and all bedrooms, built-in wardrobes for all bedrooms and fitted kitchen. The kitchen was equipped with kitchen cabinets, refrigerator, built-in microwave, hob and hood as well as piped gas.
Jalan Tun Razak is one of the busiest roads in the country. It is the main access road for motorists to commute from Sg Besi, Cheras, Sentul, and others into the city centre. Even though the government have taken several steps to ease the traffic congestion including building the SMART tunnel, but none really solve the problem. As Jalan Tun Razak is the only access road to Bintang Goldhill, one should struggle the heavy traffic to get off as well as getting back from home. Plus, these massive vehicles also create noise and air pollutions.
Nonetheless, KLCC vicinity is packed with high-rise residential that mostly offer high-end features and modern facade. With RM488 psf for its launch price, Bintang Goldhill was a steal, as most developments within the area were priced around RM650 to RM1,000 psf. Even 231 TR, which located next-door, was priced around RM600 psf for initial buyers.
For secondary buyers, perhaps you can look for desperate owners who want to let go their unit due to the current economic downturn. If you are considering investing or occupying one of the units, avoid Type A, as its layout allows your neighbour to look into your kitchen. Plus, one should as well avoid facing the Technip Tower, as the building is very close to the condominium block.
Bintang Goldhill is a good investment option to be considered given the right time and right price. It is better than its immediate neighbors, 231 TR and The Forum. Moreover, there is huge possibility that the vacant land next to it will be developed soon, thus making Bintang Goldhill less appealing for at least 3 years.
